Altos Research Real-Time Housing Market Update - August 2011

Altos Research has published its 2011 housing report.

Quote:

The weekly prices are still trending downward, as they have been for the past six weeks. Five markets reported price increases this month, albeit small increases. Detroit was the only market reporting more than a 2% price increase.

Rising inventory across the composite markets provides further evidence of a gradual cooling of the summer market. Only six markets have escaped the rising inventory trend over the past three months.

It‘s the ―Catfish Recovery.‖ Catfish spend their time moving slowly at the bottom of lakes and rivers bobbing up and down from place to place without a clear direction. Expect prices over the long term to hit a bottom, rise a bit, sink back down, rise again—a pattern we expect with the housing market for several years. The housing recovery will take a long time and it is going to happen slowly.

 All 27 of the major markets tracked by Altos showed price decreases during the most recent quarter, most significantly in San Francisco and Washington, DC metro markets which showed declines of 9.31% and 8.13%, respectively.

Altos Research December 2010 Housing Report

Altos Research published its December 2010 Real-Time Housing Market Update.

Quote:

In December 2010, the Altos 10-City Composite price decreased by 1.63% to $448,996. Prices were down in each of the 27 markets tracked in the report, with the most notable changes seen in San Francisco, San Diego, and Minneapolis. As is consistent with seasonal declines, housing inventory was markedly down across the country, with the most significant changes showing in Boston, San Francisco, and Seattle.

Altos Research Housing Report December 2010

Altos Research has published their December 2010 Housing Report.  Quote:

The Altos 10-City Composite is now at $456,454, off 0.45% from last month.

 23 of the 26 major markets tracked by Altos showed price decreases, with the steepest declines seen in Washington, DC (down 3.41%), San Diego (down 3.07%), and Salt Lake City (down 2.63%), respectively.

 Housing inventory is off seasonally by 3.16% nationwide, with dramatic decreases in several major markets, including San Francisco, Boston, and San Jose.

 Several markets are starting to show potential stability in home prices, including cities such as Miami, which begins its seasonal uptick before the national market.

Altos Research: November 2010: REAL-TIME HOUSING MARKET UPDATE

The Altos Research Real-Time Housing Market Update for November 2010 is here.  Quote:

The Altos 10-City Composite price declined 1.6% to the first week of November and is off by 3.09% over the last three months. Prices are off most notably in Phoenix, Miami and the California cities. Inventory is declining except in Las Vegas, San Diego, and Phoenix.

November 2010 Highlights

 The Altos 10-City Composite is now at $458,518, off 1.60% from last month.

 Home prices fell in 25 of the 26 markets covered in the report.

 Cities that felt decreases most sharply were San Diego (-3.28%), Salt Lake City (-3.27%), and Phoenix (-3.11%).

 Three of the 26 markets covered in this report showed increases in inventory, and nationally, inventory was down 4.64%.

 

 

Altos Real-Time Housing Market Update - October 2010

Altos Research has published their October 2010 Real-Time Housing report.  Quote:

• The Altos 10-City Composite is now at $465,968, off 1.52% from last month.
• Continuing the trend from August, in September, home prices fell in 25 of the 26 markets covered.
• Cities that felt decreases most sharply were Tampa (-2.27%), San Francisco (-2.96%), and Phoenix (-4.55%).
• Fourteen of the 26 markets covered in this report showed increases in inventory, and nationally, inventory was down 2.24%.
